RealToro: Real Estate Finance via Smart Contracts & Tokenization

Abstract
RealToro addresses critical inefficiencies and illiquidity within the traditional real estate market, such as complex transaction processes and high barriers to entry for investment and financing. We are developing a comprehensive platform on the Cardano blockchain that allows property owners to tokenize real assets, making them searchable and transactable via smart contracts. Users can initiate decentralized leases and mortgages, fractionalize ownership, raise funding against property value, and participate in smart contract-based insurance pools. Furthermore, the platform introduces tokenized Collateralized Mortgage Obligations (CMOs) using Aiken. By leveraging Cardano's security, scalability, and low transaction costs, RealToro aims to democratize real estate investment, streamline financing, increase market liquidity, and significantly boost transaction volume and Total Value Locked (TVL) within the Cardano ecosystem.
Motivation
The traditional real estate market suffers from significant drawbacks:
- Illiquidity: Buying and selling property is slow, costly, and cumbersome.

These issues restrict capital flow and opportunity. A blockchain-based solution offers inherent advantages in transparency, security, and efficiency. Specifically, Cardano is the ideal foundation for RealToro due to:

- Security Focus: Essential for handling high-value real asset transactions.

RealToro's platform integrates several core components built on Cardano:
Real Asset Tokenization: Utilizing Cardano native tokens (or potentially a specific CIP standard) to represent fractional or whole ownership of verified real properties. Smart Contracts (Aiken): Implementing secure and automated contracts for:
- Lease Agreements: Handling terms, payments, and potentially security deposits.
- Mortgage Origination & Servicing: Automating payment schedules, interest calculations, and potentially foreclosure logic.
- Fractional Ownership Management: Governing rights and distributions for co-owners.

We need the ability of RWA on Cardano for sure, we cant miss this with our upcoming speed increase
Should go to Catalyst. Not suitable for the treasury. Or better: Get VC backing from real estate sector!
This seems more appropriate as a Catalyst proposal. Appreciate that there is live demos but I'd want more information on the team, the justification for the price breakdown as well as ROI metrics and evaluation process to support it.
I actually like what I'm seeing on preprod....nice work team! We're working on something with some overlap that includes RE tokenization and fractionalization (500k catalyst). While our sc will also be open source, this is a proposal for catalyst as it's not a public good.
